That means no outstanding citations related to the condition of the home, and ensuring that local zoning, CC&Rs, and regulations align with how the property is being used. Equally important—make sure all financial obligations are current. Mortgage payments, property taxes, insurance, and HOA dues should all be up to date. This creates a smooth foundation for management and avoids unnecessary complications down the road.

Condition Matters More Than You Think

First impressions are everything. A well-maintained property signals to potential tenants that the home is cared for—and that expectations will be high. The exterior should be in solid condition, with a roof free of leaks and a yard that is clean, trimmed, and usable. Inside, everything should function as expected: doors should lock properly, windows should be intact, and appliances should be installed and working. Small details matter too.
