Jeff Stinson

Jeff’s interest in real estate started at home, watching his parents build wealth through property investments. After studying at BYU, he entered the real estate industry as a mortgage loan officer at Sterling Capital in 2001. Working on the lending side sharpened his financial acumen—loan structuring, risk assessment, and underwriting—which he then applied to his own growing and diverse rental portfolio.

The complexities of the loan process taught him the vital importance of systems and processes—efficient workflows, clear timelines, and timely communication—that keep complex transactions on track. He balanced the often-conflicting needs and expectations of agents, borrowers, lenders, and 

underwriters by nurturing relationships, resolving issues immediately, and providing frequent, accurate updates. Those experiences sharpened his organizational discipline and built a reputation for integrity and reliability.

As an owner of rental properties, Jeff noticed recurring operational gaps in property management that led to asset devaluation, negatively affecting NOI and causing headaches for owners. Jeff used his organizational discipline and process management experience to develop and lead the property management division for Stonebridge Real Estate. After earning his broker’s license, he re-established the business as Kasteel Property Management to deliver the higher level of service that owners deserved.

Jeff brings a mindset focused on creating value for others and a long-term vision for wealth building. He prioritizes repeatable systems, transparent communication, and revenue-enhancing strategies that put owners in control of their long-term wealth creation. His combined experience as a lender, owner, operator, and broker gives him a 360° view of investor needs and the operational playbook to make multi-family and single-family properties perform as investments, not just assets.

Outside of work, Jeff enjoys hunting, trapping, hiking, and spending time with his wife and business partner, Kim, and their six children.

Start with the Basics: Legal & Financial Readiness

Before anything else, it’s important that the property is in good standing. That means no outstanding citations related to the condition of the home, and ensuring that local zoning, CC&Rs, and regulations align with how the property is being used. Equally important—make sure all financial obligations are current. Mortgage payments, property taxes, insurance, and HOA dues should all be up to date. This creates a smooth foundation for management and avoids unnecessary complications down the road.

Condition Matters More Than You Think

First impressions are everything. A well-maintained property signals to potential tenants that the home is cared for—and that expectations will be high. The exterior should be in solid condition, with a roof free of leaks and a yard that is clean, trimmed, and usable. Inside, everything should function as expected: doors should lock properly, windows should be intact, and appliances should be installed and working. Small details matter too. Burnt-out lightbulbs, worn flooring, or broken blinds can make a property feel neglected. Clean walls, secure handrails, and a hazard-free environment go a long way in creating a space tenants feel comfortable calling home.

Don’t Overlook Safety & Setup

Safety isn’t optional—it’s essential. Smoke detectors and carbon monoxide detectors should be installed with fresh batteries, and a fire extinguisher should be mounted near the kitchen. Utilities should also be turned on before showings begin. Many utility providers offer landlord accounts, which can make transitions between tenants much easier. And depending on the season, systems like sprinklers or swamp coolers should be ready to go.

A Clean Home Rents Faster

One of the biggest factors in how quickly a property rents is cleanliness. A thoroughly cleaned home immediately feels more inviting and well cared for. Before listing, make sure the home is completely empty, with all personal belongings removed. Carpets should be vacuumed and professionally cleaned, and all trash or debris cleared out, including the garage and yard. A spotless home helps potential tenants picture themselves living there—and that’s what ultimately leads to signed leases.
