Tight Turnarounds & How We Handle Them at Kasteel
One of the biggest challenges in property management is timing. Occasionally, a resident moves out and a new resident is scheduled to move in the very next day.
At Kasteel Property Management, this usually happens because we fill vacancies quickly—which is a huge win for property owners—but it can create a very tight turnaround window.
Most of the time, we’re able to get professional cleaners in and have the home fully move-in ready. However, there are rare situations where a previous tenant leaves the home in worse condition than expected, and there simply isn’t enough time to complete a full professional clean before the next resident arrives.
When this happens, our priority is clear: communication, flexibility, and keeping the move-in on track.
What We Do When Time Runs Out
Instead of delaying the move-in, we work directly with the incoming resident and offer two simple options:
Option 1: We Pay the Resident to Clean
If the new resident is comfortable handling the cleaning themselves, we pay them the same amount we would have paid a professional cleaning company. This allows them to move in immediately while being compensated for their time and effort.
Option 2: Cleaners Come After Move-In
If the resident prefers not to clean, we schedule professional cleaners to come shortly after they’ve moved in and had a chance to settle.
We understand that many residents are on tight timelines, and our goal is to make sure a cleaning delay doesn’t disrupt their move.
Who Pays for the Cleaning?
This is an important part of the process:
When a home requires additional cleaning due to how it was left, those costs are always charged back to the previous tenant.
This applies to both options:
- If we pay the new resident to clean → the previous tenant is charged
- If we send professional cleaners after move-in → the previous tenant is charged
These charges are typically deducted from the previous tenant’s security deposit as part of their move-out expenses.
